COMMON QUESTIONS
Common questions about building contractor insurance in the UK.
Yes. Building contractors carry a broad mix of risk, working at height, excavations, plant, subcontractors, and high-value contracts, that standard tradesman policies frequently restrict. Insurers treat new build, refurbishment, and design-and-build work differently. You need a policy arranged for your specific activities, with the right liability limits and a wording that covers the contracts you actually take on.
Public Liability limits of £1m or £2m suit smaller domestic work, but most commercial, main-contractor, and public-sector sites now require £5m, and some require £10m. We review your contract requirements and the nature of your sites, then advise on the right limit without over-insuring you.
Bona fide subcontractors should carry their own cover, but labour-only subcontractors are usually treated as your employees for insurance purposes and must be covered under your Employers' and Public Liability. Getting this wrong is a common cause of disputed claims. We help you classify your workforce correctly so your cover responds when you need it.
A part-built structure, stored materials, and temporary works are vulnerable to fire, water, theft, or accidental damage before a project completes. Contract Works (All Risks) cover responds to loss or damage to your works in progress. We structure cover to match real contract values so you're not left exposed if something goes wrong before completion.
Accidental damage to adjoining buildings, existing structures you're working on, or a client's property is exactly what Public Liability is designed for, provided the work is properly declared. Some activities, such as piling, demolition, or work near party walls, carry extra conditions. We explain where each policy responds and arrange the right combination of cover for the work you do.
Yes. Many building contractors also carry out groundworks, demolition, fit-out, or specialist trades in-house. A properly structured policy can cover multiple activities, but each must be disclosed and rated correctly. Failing to declare all the work you do, especially higher-risk activities, can void your cover when you need it. We make sure your policy reflects everything you actually carry out.
In most cases we can arrange cover and issue your Employers' and Public Liability certificates quickly, so you're not held up getting onto site. We provide documentation that supports site inductions and tender submissions, helping you win and start work without delay.
